This FAQ explains how everyday services, shared spaces and stay-over arrangements work at Villa Akasa, a six-room, owner-run tropical homestay. It should be read together with the booking confirmation, Terms & Conditions, Cancellation & Refund Policy and Privacy Policy.

About Villa Akasa

Villa Akasa is a small, owner-run boutique homestay on South Cliff, Varkala. It has six individually designed rooms, a garden, resident dogs and a plunge pool. No, it does not have a sea view.

No. We provide attentive, personal hospitality, but we do not have a 24-hour reception desk, bell service, full room service, a lifeguard or a large maintenance department. And, we do not have TVs on the property.

Yes. Timings may be adjusted because of occupancy, local conditions, staff availability, weather, essential maintenance or public holidays. We will make reasonable efforts to assist guests and communicate any material limitation affecting the stay.

Arrival, Check-in and Luggage

Check-in is from 2:00 pm to 9:00 pm. Check-out is by 11:00 am.

Early arrival, early check-in and late check-out are subject to space, staffing and the previous or next reservation. Please request them as early as possible.

Arrivals after 9:00 pm and before 6:00 am must be arranged in advance. When accepted, a ₹200 staff attendance fee applies, paid directly to the staff member. Late-arriving guests must follow the arrival instructions and keep noise to a minimum.

Same-day luggage storage may be offered before check-in or after check-out when space is available. Bags should be closed and labelled. Valuables, medicines, passports and fragile items should remain with the guest.

Housekeeping, Linen and Laundry

Stay-over housekeeping is offered once daily and is normally carried out after 3:00 pm, provided the room is reasonably accessible to the team. This is part of our service, and will be carried out by the staff with their spare key if the guest has not left the key behind.

Daily service ordinarily includes bed-making, bathroom cleaning, waste removal, basic floor cleaning and reasonable replenishment of standard room supplies.

You may request a preferred time as early as possible, but exact timing cannot be guaranteed in a six-room property.

A "Do Not Clean" request, a guest remaining in the room may prevent service that day.

Bed linen is normally changed every third night. Towels are refreshed when reasonably required rather than automatically every day, helping reduce water and detergent use.

No. Housekeepers will not open or organise closed luggage, handle cash, jewellery or medicines, or wash personal dishes and cookware unless separately agreed.

Staff may need access for urgent repairs, water leakage, electrical concerns, pest treatment or another immediate property risk. We will contact the guest first whenever reasonably possible.

Yes. Exceptional cleaning caused by smoking, food spills, bodily fluids, dye, oil, excessive sand or mud, misuse of linen or another avoidable condition may be charged at the reasonable cleaning or replacement cost. Normal use and ordinary wear are not chargeable.

Yes. Laundry is a chargeable convenience service and is not included in the room rate unless specifically stated. Prices should be confirmed before garments are handed over.

Normal turnaround is approximately 24–48 hours. Monsoon weather, weekends, public holidays, fabric-care requirements and provider availability may cause delays. Same-day service is not guaranteed.

Please do not submit cash, documents, jewellery or garments that are valuable, irreplaceable, heavily embellished, colour-bleeding, leather, suede, silk, dry-clean-only or otherwise unsuitable for ordinary laundering unless expressly accepted. The staff are not responsible for separating the colored and white items. The clothes given by the guest in the laundry bag will be washed together in one load.

Check the item count when handing over and receiving laundry. Report any missing item or visible concern within 24 hours of return and, where possible, before check-out. Where a service error is clearly established, Villa Akasa will work with the guest on a fair and proportionate resolution.

Breakfast, Meals and Outside Food

When included in the booking, breakfast is normally served from 8:00 am to 10:00 am.

Guests may be asked to select or order breakfast the previous evening because food is prepared fresh in a small kitchen.

Late breakfast, early packed breakfast, snacks, home-style meals and beverages are subject to advance notice, kitchen hours, ingredient availability and any applicable charge.

Please disclose dietary preferences and food allergies before arrival and repeat them when ordering. We will take reasonable care, but a shared kitchen cannot be represented as completely free from allergens or cross-contact.

Villa Akasa is not a 24-hour room-service hotel. Food will be served in the dining area.

Yes, outside food is permitted only in the dining areas. Food, drinks and delivery packaging are not permitted in or immediately around the pool, or in the room.

A ₹50 per person service fee applies when Villa Akasa crockery, cutlery and clean-up are requested.

Food waste should be disposed of promptly and uncovered food should not be left in rooms, as it attracts ants, insects and other tropical wildlife. Please call our team to clear any items that may have been taken to the room mistakenly.

Swimming Pool

The plunge pool is for registered resident guests. Visitors may not use it unless specifically approved.

No. The pool is unsupervised. Swimming is at the guest's own judgement, and non-swimmers or anyone requiring assistance must not enter without close support.

Pool access is ordinarily available throughout the day and night unless temporarily restricted. Pool use must remain quiet at all times.

Children under 16 must be continuously supervised by a responsible adult whenever they are in or near the pool. For infants, toddlers and weak swimmers, the adult must remain within arm's reach and should be in the water with the child.

Yes. Any infant or child who is not fully toilet-trained must wear a properly fitted swim diaper or waterproof swim pant. Regular disposable or cloth nappies are not permitted in the pool. The parent will be requested to leave the pool if not followed. This is for maintaining hygiene for the benefit of all guests.

Anyone with diarrhoea, vomiting, a contagious illness, an uncovered wound or a condition that may contaminate the water must not use the pool.

Proper swimwear is required. Guests should rinse before entering and must not use soap, shampoo, bath oils or other products in the pool. Diapers must be checked and changed away from the pool area.

Diving, running, pushing, rough play, loud music, smoking, glassware, breakable items, food and drinks are not permitted in or immediately around the pool.

The pool may close without advance notice for cleaning, water treatment, contamination, lightning, heavy rain, equipment failure, maintenance or another safety reason. Any accident or hygiene incident must be reported immediately.

Children, Resident Dogs and the Tropical Setting

Yes, within the confirmed room occupancy. However, Villa Akasa is not designed as a childproof resort.

The property includes an unfenced or readily accessible pool, steps, balconies, uneven garden paths, open-air bathroom features, plants, insects and resident dogs. A parent or guardian remains responsible for supervision at all times.

A lifeguard, childcare and babysitting are not provided. A cot, high chair is not available. Baby-food warming or similar assistance must be requested in advance and is subject to availability and suitability.

Parents should bring medicines, feeding equipment, sterilisation items, flotation aids and other essential supplies. Flotation toys or arm bands do not replace direct adult supervision.

Yes. Friendly resident dogs live at Villa Akasa and may move through common garden areas. Guests with a serious dog allergy, strong fear of dogs or another relevant concern should inform us before booking, and coordinate with the staff to seclude the dogs temporarily while entering or leaving the property.

Do not feed, tease, chase, lift, discipline or invite the dogs into guest rooms. Children must never be left alone with them.

Closing the entrance gate securely protects the resident dogs, guests and the neighbouring community.

Geckos, frogs, insects, birds and other harmless wildlife are a normal part of a tropical garden. Rooms are treated and maintained, but a completely insect-free environment cannot be guaranteed. Temple sounds, birdsong, rain, sea conditions, neighbourhood activity and seasonal foliage are also part of the local setting.

Visitors, Shared Spaces and Conduct

Day visitors require prior approval and may be asked to show identification. They will be asked to leave if not informed in advance. They may not stay overnight, use the pool, receive breakfast or use other guest facilities unless specifically approved and added to the booking where required.

The registered booking guest is responsible for the conduct of approved visitors.

No loud music from portable speakers or mobile phones are allowed on the property that can reach other guests causing disharmony. Private parties, events, group gatherings, photography / photoshoots, commercial filming and paid services involving outside providers are not allowed so as to preserve the privacy of all guests.

Common areas are shared. Personal belongings should not be used to reserve loungers, dining tables or other spaces for long periods while the guest is absent.

General quiet hours are from 10:00 pm to 8:00 am. Quiet pool use applies after 9:00 pm. Speakers, calls, conversations, doors and vehicles should not disturb other guests or neighbours.

Loud music, harassment, threatening behaviour, discrimination, intoxicated disruption, unsafe conduct or abuse of staff, guests, neighbours or animals is not accepted. The team may require an activity to stop immediately where it affects safety, privacy or peaceful use of the property.

Smoking and vaping are not permitted inside rooms, bathrooms or enclosed common spaces. They are allowed only in a designated outdoor area and never in or immediately around the pool, dining area, dry foliage or another place where smoke or fire may affect others. Smoking and vaping are allowed only in your private balcony / verandah.

Adults may consume lawfully purchased alcohol responsibly in permitted areas. Glassware must not be taken to the pool. Villa Akasa may intervene where consumption creates noise, safety concerns, damage or discomfort to others.

Wi-Fi, Electricity, Water and Air-Conditioning

Yes. Wi-Fi is complimentary and provided on a best-efforts basis. Speed and availability may be affected by the local network, weather, power interruptions, maintenance and the number of connected devices. Guests needing uninterrupted business-grade connectivity should keep a mobile-data backup.

Backup power may support essential loads, but it may not run every appliance, water heater or air-conditioner simultaneously during an extended outage.

Use air-conditioning with doors and windows closed, and switch it off when the room is vacant for a prolonged period.

High-load equipment, cooking appliances, heaters, EV chargers or unsafe adapters must not be connected without prior approval.

Report unusual smells, sparks, leakage, loss of cooling, water problems or equipment malfunction promptly. Do not attempt repairs yourself.

Room Care, Personal Items and Lost Property

Cooking, candles, personal mosquito coils, incense, open flames and moving heavy furniture are not permitted unless specifically approved.

Keep wet swimwear, hair dye, body oil, makeup and footwear away from bedding and upholstered furniture.

Lock your room and keep passports, cash, jewellery, medicines and electronic devices secure.

Identified items are normally retained for up to 30 days. Packing, courier and delivery costs are payable by the guest. Collection or delivery cannot be guaranteed for unidentified or perishable items.

Transport, Accessibility and Help During the Stay

Villa Akasa does not provide and is not responsible for the food and accommodation for the rental drivers accompanying the guests. They are not allowed to sleep on the property, except within their respective cars. However, they may use the staff facilities for freshening up.

Villa Akasa can help arrange airport pickups and dropoffs, contact taxis / auto rickshaws, scooter providers, massage therapists, guides, activity operators or other local businesses. Unless expressly included in the booking confirmation, these are independent third-party services, and Villa Akasa does not handle the respective payments unless requested by the guests.

Third-party services are subject to the provider's price, availability, licensing, safety standards, cancellation terms and responsibility. Guests should confirm the price, inclusions, pickup point and payment method directly before use.

Some rooms and common areas include steps, uneven outdoor surfaces, open-air features and access routes that may not suit every mobility, visual or sensory requirement. Essential needs should be discussed before booking. We will explain the property honestly and offer reasonable assistance where feasible, but not every requirement can be accommodated safely.

Tell the team promptly about a cleaning concern, missing item, maintenance issue, food concern, noise disturbance, pool incident or service problem. Early reporting gives a small team the best chance to inspect the issue and offer a practical solution during the stay.

No. This FAQ summarises service and house policies. It does not replace the booking-specific rate, cancellation terms or Villa Akasa's legal Terms & Conditions. Where a booking platform displays a different included service or timing, check the written booking confirmation and contact Villa Akasa before arrival.

Important:

Villa Akasa may make reasonable operational changes for safety, hygiene, maintenance, legal compliance or the comfort of guests and neighbours.
